Why is air tightness testing important?

Air tightness testing helps you meet Part L Building Regulations. By finding and reducing air leaks, it can also provide practical benefits for developers and building owners:

  • Helps keep valuable warmth inside the building.
  • Can help lower energy costs.
  • Improve Air Quality.
  • May help improve the building’s energy rating.
  • Helps minimise draughts, cold spots, and customer complaints, while supporting a reputation for quality workmanship.

Dwellings

For dwellings, the current target is 8 m³/m²/hr. Where possible, Adept Air ltd will help you identify any air leaks. We use a thermal camera and smoke machine to help pinpoint where leaks may be occurring.

Non-Dwellings

Based on the Building Regulations Part L R43.

Under Part L: Volume 2, new buildings with a total useful floor area of more than 500 m² require air testing. Smaller buildings that are not tested are assumed to have an air permeability of 15 m³/hr/m² for SBEM calculations. This represents a very leaky building and may make it more costly to achieve the required Part L targets.

Air testing can also be helpful at different stages of the build to check that the air barrier is performing as expected. For example, testing after a vapour barrier has been stapled and taped can help identify any issues early, when they are usually easier and more cost-effective to find and fix than after completion.

Shell and Core

This usually applies to non-domestic buildings that are not fully completed because the occupying client will finish the fit-out. The building must be a single volume of less than 4,000 m³, and the maximum air permeability should not exceed 7 m³/m²/hr.
